The property at Turnchapel, a unique waterfront home, had an existing concrete surface that was structurally sound but tired in appearance. The client wanted to refresh the space with a resin finish without the disruption and cost of full excavation. An overlay system was chosen as a cost-effective option.

An overlay involves applying resin directly onto an existing surface, provided it is in good condition. While this option costs around half the price of a complete dig-out and reinstatement, it is not covered by the same guarantee as a new base since the underlying surface is not installed by us. The resin product itself, however, remains fully guaranteed.

The existing concrete was first cleaned and sealed with an adhesive primer, allowing the resin to bond firmly. Resin was then applied across the surface in a grey finish, covering the entire boundary of the property.

Drainage relied on the original concrete. The resin layer allows water to pass through, preventing surface pooling, but the direction of flow is determined by the existing base. At this property, the concrete had been well designed, falling away from the house and directing water towards the sea via land drains and wall outlets.

For the client, the overlay offered a quick and cost-effective solution. The worn concrete was instantly transformed into a sleek, modern surface that complemented the waterfront setting. The project demonstrates how overlays can be a valuable option when the base is in good condition and drainage has already been properly managed.
